Sounds to me like a great time to offer to buy at a good discount.

Good luck to you though. I hope you find a place that doesn't have HOA restrictions.

Unfortunately many in urban areas have little choice in the matter, as many HOA's are setup by tract home, town home, and condominium developers to the point that a highly profitable, legal cottage industry has sprung up to help them with the drafting and enforcement of the charter and bylaws .

... funny how that often works out to be at the expense and detriment of a future property owner.

Factor in the understandable ignorance of the built-in legalities by board members chosen from the pool of owners, always with those who can't resist turning their service into a power grab over the neighbors ... give'em an inch, they take a mile, and the lawyers get rich.

When building or remodeling it was not unusual to have to make frequent meetings with HOA boards, who had to approve everything, down to the type and weight of a shingle, and the color of the gutters.

Piss an uninformed board member off and both you and your client will pay the price, one way or another.

IMO, HOA's are generally a pox on the concept of ownership of private property, designed to favor of what passes for "community" good, but often more reminiscent of a socialist society.

I’m from the opposite end of the spectrum.

I hate HOAs and assume they’re evil from the get-go.

I have avoided HOA's except for one occasion. But that was in an older subdivision with just a club house/park for common facilities. And it was not a tiny subdivision, so dues were maybe $40-50 a month. No hassles.

I have heard of many HOA's that were real pains. Give a little person a little power...

I don't need some drunken housewife who serves no purpose in society to tell me what to do with my house. Just nope.
