    The owner came with an outstanding price that was very close to where we wanted to be so we accepted it. We are greatful for the way she has handled this and hopefully we will be closed in 3 or 4 weeks baring some surprise in the inspection.


    Avoiding a full move is awesome. We still have to pack stuff up for a bit of updating but no hurry on that.

    That's great! Not having to pack things up for a move is a huge plus. Just in the added expense and the headaches avoided.

    Had a knock at the door a couple days ago, the land lords are pissed. This rule was pushed thru at a poorly advertised meeting, against the rules, where only 5 home owners showed up and no renting property owners. Meetings are supposed to be advertised thru the mail.

    Anyways they are planning on suing the HOA and will probably win. Still that will take time.

    Still, were finally approved for enough to buy this home, and I pulled together enough cash to do so, if we can make a deal. We've been here 10 years so the obvious stuff like soft goods on the floors paint etc need done. Not to mention the cost to prepare it for market so were optimistic we can make a deal by saving here that money. Prices are dropping a bit and times on market are in months now instead of days so I guess we would be buying at the right time, not to mention interest rates sub 4 percent.

    Oh good. I posted about suing. before I saw this.

    Supposed to close about June 9th. Barring some unforeseen suprise.

    Needed a foundation repair, not unique in anyway in north texas I understand.

    Like I said very good price about 20 % off high comps but this is a home with needed updating and maintenance and the owner would need to invest half of that just to prep to list. Not a fixer upper by any means but annual maintenance with paint some fence work etc that we are just gonna do over the summer.

    Except for the foundation, the inspection went fine but we have a r22 AC that's 15 years old so that's in our future.

    Had to pull together 15 grand, still dont quite know how I did it so fast, well savings, sold guns and the wife sold a crap ton of stuff during the rona purge. Dont know if I could do it again and now gotta put a few grand back in the bank.

    I guess it was meant to be as everything fell into place. Now if we do our updating and the markets dont crash we could do pretty well in 4 or 5 years when the kids are fully gone and we down size.

    Now I cant wait till the first HOA meeting. We got a couple people i like to call snoops who have been taking pics of renters to bolster their ani rental BS. Got a few words for them.

    Need new steel toe boots first.

    Congrats - the old "Harper Valley PTA" comes to mind w/your HOA situation. Between now and the meeting, you might want to ask about raising donkeys, pigs, skunks, etc. Each inquiry more outlandish than the last. Show up in some over-all's, then remind 'em you're gonna be there for YEARS.......

    HOAs sometimes need pushed back on.

    My dad once made his let him keep therapy chickens. The HOA tried to control pets, like limiting dogs cats etc that would force people to get rid of them.

    So he built a coup and got a dozen chickens. No Roosters. He drew out the anti pet beitch cause she proceeded to shit kittens when she saw the chickens. Turned out to be a board members wife. Figures.

    Anyways. A note from the Dr cause my sister is severely mentally disabled and a note from each neighbor to satisfy city code enforcement who also each equally hated the HOA board, and poof, go pound sand HOA. They shit more than kittens that night.

    He got rid of then a few years and lots and lots and lots of eggs later when the idjits moved on.

    HOAs can be good or bad.

    And a lot of HOA's are driven by the Krackin' Karen's that live there...they're the ones that'll be all nice to your face, then go crying to the HOA. It only takes a few to make the HOA members' lives hell. I was president of an HOA many years ago - had to tell more than one HO that their complaint was petty. When they reminded me I was elected, I'd remind 'em when the next elections were, and give them the paperwork to file to run. None of 'em ever did. Oh - and I removed the "anonymous" clause in our complaint procedures. If you wanted to bitch about a neighbor, they had the right to know who it was. If it was a REAL potential issue where I felt there was a legit complaint and the person being complained about was a jerk, I'd lodge the complaint personally. I kinda had a reputation of not being someone it was good to screw with, so no one ever tried to retaliate......lol

    Welcome to the neighborhood. Daughter lives in Crossroads. And yes HOA's suck. Portable BB goals = OK but $500 fine if you sink one in the ground.

    A lot of pros and cons to HOAs and probably depends on where you are. I live in a neighborhood with one now (only one I've been in) and except for a few minor dustups, it's been okay and I'm glad we have it. Keeps the neighborhood looking nice and helps property values. In fact it's requisite since we have common areas that need taking care of. Luckily our board members have for the most part been upstanding and NOT the power hungry overbearing types, but I know those exist and I definitely know the type.

    Back around 2000, we built a house in a nice new development in an unincorporated area of the county with big lots and nice homes. Developer built a nice stone structure at the two entrances and a tall cedar fence spanning roughly 400-500 feet across, plus there was a grassy area in front all the way across that the county was not going to maintain. They only handled the ditch adjacent to the road. The developer would maintain for a set period of time and/or the development was sold out, which he did. When that expired, we knew something had to be done and a few homeowners got together to start an HOA to take care of the landscaping and fencing going forward. Was going to be maybe $50-100 a year per home with NO additional rules or regulations other than what were put in by the developer as far as building codes, etc. It was just for the upkeep and appearance of the entrance, nothing more.

    I was pretty ambivalent, but got recruited by some behind the idea to speak on its behalf. We had a meeting one evening and were met with fierce resistance with people hollering about not wanting to be told they couldn't ride their 4-wheelers in the neighborhood or shoot off fireworks or where they could park and many other such things and how nobody was going to tell them what to do, which were just overreactions and assumptions. It was explained it was nothing like that, but just what it was.....maintenance going forward to keep the entrance and neighborhood in good shape and appealing. In the end, it was outvoted and never formed. We moved a few years later, but nothing to do with that.

    I drive by there occasionally and the original 20 year old fence is now falling down in the ditch and the area the county doesn't maintain now has weeds and grass head high or double head high and it looks like an entrance to a meth head infested trailer park, but with high-end custom homes probably averaging $500K or more whose value is diminished by anyone who sees or drives into the neighborhood past the trashy entrance. It's completely asinine, but at least no one is telling them what to do, including taking care of their neighborhood.

    Congrats? Can't imagine why you'd want to buy it knowing that the HOA is being troublesome.

    Well, good luck with your foundation repair. I will say if the builder was not competent enough to form and pour a correct slab with the proper compaction I would be very suspect of the quality of the rest of the house. Get an extended sellers warranty so you don’t find any unpleasant surprises.

Get an extended sellers warranty so you don’t find any unpleasant surprises.
    Common issue in north texas. Even with post tension slab.

    I’m so tired of hearing “ it’s common, you need to water your slab”. If you to build it correctly And you don’t need to worry. Excavate the clay out and fill and compact with engineered fill. I built mainly commercial and low and behold I’ve never had a slab promblen even with multi story buildings. Just do it right. Too many worthless “tailgate” so called contractors out there.

    Every slab will settle with time, and form small fissures in them. Totally normal.

    Every slab will develop hairline cracks ( a crack in every sack). Additionally, every slab may “ settle “ a bit, a properly poured slab won’t cause damage while sellleing and fail.
