    Since it sounds like your landlord bought the house to be a rental, and probably doesn't want to live there, now's the time to reach out to your landlord and talk about a rent to own, lease/purchase, owner finance type deal where you start buying the house from him now instead of later.

    He can't rent it to someone else, so he's go to mess with clean and show and sell, or he could agree to tote the note, even with no additional down payment at the moment.

    Does Denton county have the hold on evictions during the mexian beer thing? If so, the landlord could send you a wink wink, eviction notice, you could claim the can't be evicted thing and the landlord could get around any fines for a while as a result.

    HOAs in California can be and have been really bad.

    Holy shit, the display of condescension in here.

    As a builder, who has dealt with countless little hitlers in HOA’s, and as the current President of a POA, with regard to both as a danger to private property rights, you’d eventually do well to keep your powder dry ...

    From friends and family that live in bigger cities, I hear HOA can range from great to really bad.

    But being restricted in any way of what I can or can't do with, or on my own property, just doesn't seem natural to me.

    Or just not buy property controlled by an HOA in the first place. Why would you want to put your property under the rule of someone else in the first place?
