    Very VERY preliminary, I would say...
    Mid-60's is the new 30, after all (I am 64 in two months).
    That said, my dad was researching a couple years back and found a place near Kerrville with cottages on the river. So you are kind of still in a house. It had shared trails, so a little space. If your health declined you could move into their assisted living apartments ($$$$).
    I know the location is not a match for you, but maybe the same idea?
    I'd look twice at a place in Kerrville on the river; that sounds like it would be very nice

    A few years back, I'd have pulled up roots and went a little further SE.
    Coleman area to be sorta specific.
    Called the kids and layed out the plan.
    I've never experienced that kind of pushback from either of them before.
    Though they wander through the wastelands of LA and BC, they long for home.
    It'll be here for them when the time comes.
    No regerts.

    My folks are early 80’s and living in an all inclusive Lutheran setup in MO. Expensive as hell- but it’s like waking up everyday on a cruise ship. Contractually no guns allowed. Assisted living, memory care etc.

    I like Coleman because it looks like it's really peaceful there. I'd like to visit someday for fun just to check it out.

    Places here in The Big Town are pricey. There is a +55 place but it has an HOA, so that was a no go for us. Several assisted living places. Most apartments are not exclusive to seniors. But then I have not really looked.
    The one I mentioned in Tomball is 55 and over.

    I have good quality long-term care insurance. As long as you're in your home, they provide great benefits.

    The quickest way to use up those benefits would be moving into assisted living

    If that’s the federal plan, Mom had it (26 years IRS). In the independent living phase she didn’t touch it. When she transitioned to home health in the independent arrangement, she didn’t touch it; medicare covered it, iirc.

    When she moved into the skill nursing facility, that brought the federal LTC in the mix. She was still out of pocket each month but not any more-so than before. That phase was a little over two years though. Once skilled nursing is required it seems to be a relatively quick journey.

    IIRC, the trigger for skilled nursing was being unable to lift/stand on your own power or with only self-assistance. The motor-lift reclining chair helped extend her independent living phase by a couple years.

    I looked at a 55+ community 4 years ago but none available. We moved into a small one-story 3/2 rental with a tiny yard after selling our 3k+ sq ft two-story home on 2 acres. When I had health issues last year, I was paying someone $30 a week to mow, edge and weed eat. Pay a cleaner to come once every 2 weeks. It seems anything with the word "senior living" is a large increase in cost.

    Unless you are too disabled to bathe, dress, etc.; you can do this for much less on your own.

    One can get a really nice apartment in a city for $1200 to $2300/mo. Utilities may be another $500. Insurance, etc may add another few hundred.

    Why not a “condo” ? Condo fees are arbitrary and can change (always higher) w/ little notice. And one still has to pay the service calls for appliance & HVAC problems which are covered by an apartment. And lawn services.

    Cities have usable public transportation & all sorts of ‘’senior services’’, disability help, UBER, etc. which many small towns don’t.

    Also, it is easier to move out of an apartment than a condo.

    Of course, one may have to pay for “help’’ in either.

    It looked so us that we could do it ourselves that way for about half of what an “assisted living facility’’ would charge; and have the freedom to keep weapons, come-&-go at will, & chose what & when to eat.

    And to avoid obnoxious neighbors.

    As I am 15 years older than my wife, I expect to die before her and don't want our savings wasted on a nursing home type situation for me. Have plans for that. She will than have to manage the finances for her life situation. We all have an expiration date.

    Right now we do not need assisted living.

    Just a regular place.

    I was exploring different places for seniors.
    So far it looks like we just need to find a smaller place where we want to be.

    It could be called Lead Acres.

    I'm picturing one of those fly-in neighborhoods two rows of giant houses on either side of grass runway.

    Now, make the homes a mix of smaller,sensible designs for seniors and replace that runway with fully baffled ranges shooting opposite directions, 200M and 50 M, for both rifle and pistol.

    Houses would be 1200 sq ft, each equipped with cement safe room 13x13 with wide safe door for jazzy scooter access.

    Many features could be shared; like BBQ area, car/boat wash, dog wash, ice machine, mail center, even some guest quarters. I quit shooting deer some 15 years back; but a handgun range would be nice.
