Wife and I are going to look at a house over in Seguin.

What's good and/or bad about Seguin?

Burnt Bean was recently highly rated by Texas Monthly for TX BBQ. However, I've been twice, and while they are not bad, they are not worth the wait in the hot sun.

I live 30 minutes east of Seguin. Only thing that I can think of is stay away from anything on the river. The Guadalupe floods every once in a while.



To me the good thing is the central location. If you need to visit San Antonio or Austin you are pretty close.


Plus it's far from the Houston area.

Just be careful....the recent RE boom there has started to thin 'em, but there's a contingent of scum living there that'd steal the pennies from a dead man's eyes.

To put a point on it...Seguin used to be part of my sales territory, plus I've had family in the area since the 1800's - when Motorola built their plant there, they got the city to bring in a LOT of Section 8 families/housing - most of whom were trash, IMO.

I lived on the Guadalupe river until I lost my house in the '98 flood. After that I bought a house in a good neighborhood in Seguin but never enjoyed living in town. As quick as I could I bought 10 acres outside Seguin and sold the house in town. I still live there and have other family living in Seguin. There is a lot of new housing construction going on right now, a lot. If you have kids, a lot of people say the area on the north side of Seguin is preferred because it is in the Navarro school district instead of Seguin.

Other than that I'm not much help.

The house we're looking at is not near the river. Its about a mile from the house.
House is on the side of a low rolling hill. Probably former farm land.
It's in a newish sub-division. Built in 2019.
I don't believe flooding would be an issue there.

Grew up there, but moved away in 1968. I still have family there. It's a nice little town that hasn't really grown that much in the last 50 years. No shooting ranges nearby tho.

Looking at the Googles pretty much everything is there. Major stores, pharmacies, hospital.
New Braunfels and San Antonio not very far.

@Moonpie Seguin the town and Seguin the mailing address are…wildly diverse in living experiences.

We’ve looked over there occasionally and keep coming back to the Comfort/Boerne over to Spring Branch/Bulverde up to Blanco area is where we’d rather be just from a places with a sense of community perspective.

I’d recommend staying the weekend near where your interested in. Like within a mile or two nearby to get a better idea of the area.

That’s a little bit better than what we woke up with. Sun’s burning through early, we’re at 91/76 for a 61%RH right now. And it’s calm winds, so the swear just sits on your skin, not evaporating. Instead it’s steam cooking the insides.
