    Got a call from the land lord today telling us they cant renew our lease another year because The HOA is adding huge penalties to rental homes if the owner didn't live there a year before renting. Starting with 1500 dollar a month fee. Apparently Denton county approved this.

    We were going to buy in a year anyways, July 2021, possibly even this house, but now have to move now on making decisions and packing. Packing and moving is the worst. I'm sure we can figure something out depending on how the great wuhan retard pandemic leaves us financially.

    I guess I know why all the homes around the general area aren't selling, first time investors who want to buy to build a portfolio can't. They have to live in them or basically pay double the first year. I wonder how many HOAs are doing this.

    Another reason to hate HOAs.


    ETA, the shitty thing is we had just asked the owner this and was told no problem cause we've been here almost a decade and then made a couple financial decisions based on that time frame.

    Oh well, I'm sure it will work out. Wy might even come out a couple thousand dollars ahead. I just needed a year to save another sum of money.

    In most places someone would scream discrimination on something like that.

    They just want people to live in the home a year before they rent it. They know she's an investor and have for years so it's not new. But after like 10 years now to do this?

    It's not like houses are cheap around here. Well not to me. New ones are in the 250s to 300s. To start.

    Used ones a bit less. I just dont know if this house is worth that to me. I love little elm but there is way too many people moving in here.

    Consider buying a used, super nice, high quality, travel trailer with slide outs.

    People buy these new.

    To then find, they don't use them nearly as often as they thought they would and sell them for a quarter what they paid new.

    They're not some some so-called mfg. home.

    They're far, far nicer and you can buy a bit of land for one or not...plenty of nice full hook-up places to rent a spot on...

    I'm making sure it is not a ploy. But I trust the owner. We have a decent relationship of almost ten years.

    We talked about buying this house and it wouldn't be the worst outcome here, just timing.

    Everybody loves HOAs until something goes sideways and then the HOA is evil. It is a recurring theme seen over and over again (yes, doubly redundant for emphasis).

    I think people tolerate HOAs.

    I get it, renters dont care for property as much as owners so the other owners in the HOA want to change that.

    The problem is all it's doing here is lowering prices due to houses on the market longer and selling for less. Basically the opposite of their intentions.

    People who buy into them tend to so because the HOA offers benefits. People buy into HOAs because they expect property values to maintain and increase. They think it is such a great deal that the HOA will make sure that their neighbors don't ruin the value of the home they just purchased. They they try park their RV camper in their driveway and learn that it isn't allowed, try to paint their house a non-approved color, put on solar panels that are not approved, etc. Then they think the HOA is terrible. The HOA was always terrible. They just weren't a problem so long as you remained in compliance.

    As the OP has learned, the rules of the HOA are not hard and fast. They can change/amend the rules and you must be in compliance with them. Why people buy property in an area that others have a say so in their business is beyond me.

    The only HOA Worth living in was one where we were on the board.

    I saw we as in several family members and it was a 6 year battle to eject the little Hitler's and get it to where people left folks alone. Those bastards actually ended up liening and owning a couple properties. Shady shit. This was in AZ in the 80s.

    Most people buy into them because it's almost the only way to buy a home in a subdivision/development today. All of the major builder set up HOA's in their developments and usually retain majority voting control in the HOA for terms up to ten years. Many have management companies manage the HOA for them. The fines they impose can be retained by the management company depending on their contract.
