    Lack of thought here. Does anyone think owners just eat the property tax and don't pass it through in the rent to renters? Of course not, no one is that stupid. Renters pay property tax, they just don't pay it directly.

    Some folks need to think a little more before they hit the keyboard.

    Yeah, these folks should have a voice in how property tax dollars are allocated.
    Renters can simply pack up and move at the end of their lease if their rent goes up too much for their liking. Property owners can’t do that with the same ease.
    I have given it plenty of thought. eliminate the IRS and property taxes and go to a straight sales tax to fund .gov and I would be onboard with everyone ( US citizens)getting a say in government as everyone would have skin in the game.

    I have given it plenty of thought.
    ...then what have you determined to be the required tax rate and would you allow any exceptions, e.g. do you expect to pay sales tax on your house? On raw materials transfers prior to manufacturing? On manufactured goods sold to retailers?

    The mind boggles at the creative tax dodges that will arise. Of course, then you'll need a sales tax enforcement agency to find the tax cheats which will basically require hiring back all those people who used to work for the IRS, putting them back at their desks in their old offices, and changing all the signs and letterhead to display a new agency name.

    Honestly, I'm not being a naysayer, here. I'm just pointing out that what you propose is probably workable but it would come with a whole new set of downsides that future generations would complain about. They'd call us short-sighted morons. Some of those future common-sense conservative thinkers would, undoubtedly, make great cases in online forums advocating a switch to a combined income and property tax system.

    I did the early voting thing today. Have you seen the questions on the Republican ticket? Read like "are you still beating your wife". Purposely written so that you provide a for when you thought you were providing a against. Like "Do you not want to raise taxes?" Yes or No (I made that one up). Designed to trick you. Well, not the smart guys here but those other folks.
    The questions on the ballots here have been phrased like this for some time now. People need to learn exactly what the issues are, before they go vote, and read the ballot questions carefully. Unfortunately this is not likely to actually happen. Just knowing what the issues are ahead of time makes understanding these questions a bit easier.
