    Unless you have flood insurance.
    Right, Dear old Dad did not have it. In those days no standard carriers would sell flood to homeowners in what they call tier V exposure, which we were. The choice was National Flood Insurance Program managed by FIMA and pay 3x the standard premium. Things may have changed; I am a long way from the coast now,

    If we have a storm I am REALLY going to regret buying all those dozens of tropical plants on my patio that I will have to haul in. I went A LOT overboard but the back patio deck looks nice and jungle-y. Fingers crossed. It would take me a LONG TIME to haul them all in on short notice while doing all the other storm prep shit.

    Our last house flooded twice.
    Luckily I paid for flood insurance.

    Audrey was my first hurricane, the day after my birthday in ‘57.

    As per, , there is little chance for tropical development through August 20th and little rain. Shite on the latter.

    This guy never lends to sensationalism and is nuts accurate.

    I don’t listen to the locals until something’s dead imminent or ongoing. He beats all of them by weeks and sometimes a month or more.

    Yep, both. It's cool in the morning and hot in the afternoon*, that is only documentable claimant change,

    * Unless there is a cold, hot, high, low, stationary, inversion, pressure dome, frontal boundry^ in the area, in question.

    * sorry if a missed a few.
